Removal of the old roof and roof insulation (if any) including the ridge cap and rake trim. Install new radiant barrier and a Tandem®150DH™ roof system, which is wind rated for 150mph.
The roof panels are white-painted, 24-guage, galvalume-coated carbon steel. All of the roof debris will be removed from the site.
The DH (Daylight Harvesting) skylights are high-performance prismatic domed skylights, which captures 90% of all available light and diffuses the light 100% so there are no glare or hotspots inside the building.
The skylight to roof area ratio is 5%. The result is the total number of skylights needed plus or minus 1. The total number of skylights is divided by the number of bays in the building to get the number of skylights in each run.
Based on the results of the site audit done by our project manager, the skylight layout is adjusted to maximize the useful light inside your building. A run of skylights may be adjusted or eliminated in non-useful areas such as above enclosed office areas.
The average useful life of the roof is 50 years. We do offer an 80-year useful life system, which utilizes a special coating on the metal providing extended rust inhibiting properties to give the panels longer life. The price adder for the 80-year system is $2.00 per square foot.
The useful life of these DH (Daylight Harvesting) skylights is 20 years. The skylights can easily be removed and replaced from the in- line curbs without impacting the roof or curb system.
Our crews can usually remove and replace about 2,000-3,000 square feet of roof system a day. The skylight curb systems (including skylights) are typically installed after the new roof is installed and at a usual rate of 20-25 skylights a day.
Yes. We offer a Tandem®175DH™ with a wind rating of 175mph for $1.50 per square foot adder. We also offer a Tandem®200DH™ with a wind rating of 200mph for $3.50 per square foot adder.

The Tandem® 150DH™ increases the strength of the infrastructure as well as increasing the light levels within the building significantly. This helps increase the survivability of high wind events. The increase in light levels makes the interior of the building safer to work in.
There are electrical costs savings with not having to operate with extra electrical lighting during day light hours. Additionally, federal government studies have shown that daylit buildings with this level of lighting have typically 10-20% increases in the tenants’ productivity.
To start the process, we do a site audit to assess your building. This initial audit is $4950. This non-refundable fee is for the site audit and engineering documentation of the building.
After we receive your initial payment of $4950 for the site audit, we will schedule for two of our personnel to come to your building. They will document the interior setup of the building as well as the layout of the roof system. All measurements needed to manufacture our systems will be documented during this audit. At the end of the site audit, our project manager will review timelines, layouts, permit requirements, payment schedules, customer operational requirements or needs with the owner.
The information collected by our team during the site audit is relayed to our engineering department where our engineers calculate the strength of the existing building’s infrastructure and the uplift requirements to achieve the desired roof system strength. Our engineers will also produce the install documents, permit paperwork and system drawings.
A contract is drawn up based on the square footage and options selected. The payment terms will be stipulated within the contract.
The cost of the initial site audit is credited in the contract. Once the contract is executed, we manufacture the required components and schedule the install.
It depends on a number of factors such as location, size of project, duration of project, time of year, etc. When our project manager does the site audit, they will review with the customer the payment schedule as well as project start schedule.
The non-refundable $4950 is for the site audit and engineering documentation of the building. We would provide you with this building documentation which could be used in the permitting process for whichever roof system you choose to use.

Yes. The price per square foot is determined by the complexities of the project and the system requested.
The Tandem Roofing team has been specially trained on the Tandem® Series™ of systems and are very efficient at its installation. A crew not specifically trained on the roof system would take more time to install the system. There would be a cost increase to train a non-Tandem crew on the job and provide oversite of the crew.
